Ventilation: the cheapest fix, and the one people get backwards

Fix ventilation before you buy anything. Five to ten minutes of cross-ventilation twice a day, plus an extractor fan that actually runs during and after showers, solves a large share of household damp at no equipment cost.

The short version. The exception matters: when outdoor air holds more moisture than your indoor air, ventilating adds water to the house. Check before you open the window.

Ventilation works because outdoor air, in cold weather, is extraordinarily dry in absolute terms. Air at 30 °F and 80% relative humidity carries less than a quarter of the water that 70 °F air at 50% carries. Bring it inside, warm it up, and its relative humidity collapses — it now has room to absorb moisture from your house, and the next time you air out, it leaves carrying that water with it.

This is also why the advice fails in summer. Warm outdoor air at 85 °F and 70% humidity holds far more water than your 72 °F indoor air. Open the windows and you are importing moisture, then paying your air conditioner to remove it again.

The four levels of ventilation

Purge ventilation is what most people mean: windows wide open on opposite sides of the house for 5–10 minutes, twice a day. Wide and brief beats a tilted window all day — you exchange the air before the walls and furniture lose their heat, so you dry the house without cooling the structure.

Extract ventilation removes moisture where it is produced. A bathroom fan sized at roughly 1 CFM per square foot of floor area, with a minimum of 50 CFM, run during the shower and for 20 minutes after, is worth more than any amount of whole-house drying. The same applies to a range hood — but only if it vents outdoors. A recirculating hood filters grease and returns every drop of steam to the room.

Background ventilation is the trickle vent, the wall vent, the air brick and the passive stack. Modern, well-sealed houses often have none, which is exactly why they get damp in a way drafty old houses did not.

Mechanical whole-house ventilation is the permanent answer: an HRV or ERV exchanges stale indoor air for filtered outdoor air while recovering most of the heat. In a humid climate the ERV is the one to specify, because it also limits how much moisture comes in with the fresh air.

When it does not work

The limits matter more than the benefits — this is where most money gets wasted.

  • It backfires in humid weather

    If outdoor absolute humidity is higher than indoors, ventilating raises your indoor moisture. Check first with the window calculator — this is the single most common mistake in summer.

  • A tilted window all day is the worst of both

    It cools the wall surfaces around the opening for hours without exchanging much air. Colder surfaces mean more condensation, not less.

  • A recirculating range hood removes no moisture at all

    If the ducting does not leave the building, it is a grease filter with a fan. Boiling a pot under it puts every ounce of steam back into your kitchen.

  • It cannot fix a cold surface

    Ventilation lowers room humidity. If mold is growing in one specific corner, that corner is below the dew point and needs warming.

Doing it properly

  1. Check the direction of travel

    Before opening anything, compare indoor and outdoor absolute humidity. In cold weather the answer is almost always "open"; in a warm, muggy spell it is often "keep shut and dehumidify".

  2. Purge twice a day

    Windows wide on opposite sides of the house, 5–10 minutes, morning and evening. Interior doors open so the air actually crosses.

  3. Make the bathroom fan work

    Turn it on before the shower, leave it running 20 minutes after, and keep the door shut so it pulls air through the gap under the door rather than pushing steam into the hall.

  4. Check where your fans vent

    Follow the duct. A bathroom fan that terminates in the attic is a mold factory — it has to reach outside air.

  5. Vent the dryer and the range hood outdoors

    An unvented dryer releases several pints per load directly into the house. This is one of the largest single moisture sources in a home.

  6. Open up the trapped spaces

    Closet doors ajar, furniture a couple of inches off exterior walls, and interior doors to cold rooms left open enough for air to move.

  7. Consider mechanical ventilation if the house is sealed

    If the house is new or recently air-sealed and humidity stays high despite all of the above, an HRV or ERV is the permanent fix rather than a bigger dehumidifier.

Common mistakes

Airing out on a humid summer day

You import moisture. On those days, close up and run the AC or a dehumidifier instead.

Closing the bathroom door and turning the fan off

The fan needs to run after the shower, not just during it. Most of the moisture leaves the surfaces in the following twenty minutes.

Blocking air bricks and trickle vents

They were fitted for a reason. Sealing them is a common cause of damp appearing in an older house after new windows go in.

Ventilating a crawl space in humid weather

Warm humid air hitting cool crawl space surfaces condenses. Modern practice is to seal and encapsulate, not to vent.
