Crawl space humidity: seal it, do not vent it
The highest-value moisture repair in most US homes, and the one where old building practice was flatly wrong.

A vented crawl space over bare earth is one of the most reliably damp environments in American housing, and for decades it was code. The reasoning was that ventilation dries things out. In a humid climate it does the opposite.
If you have a musty smell you cannot trace, soft flooring, or persistent humidity upstairs that no dehumidifier seems to fix, look under the house before anywhere else.
Why venting a crawl space backfires
Crawl space surfaces sit close to ground temperature — cool, all summer. Vents let in warm humid outdoor air, that air meets the cool joists, subfloor and ductwork, and it condenses on them. The vents are not drying the space, they are supplying it with water.
Underneath, bare soil releases water vapor continuously. The amount is difficult to believe until it is measured: a typical crawl space floor can transmit several gallons a day. No ventilation strategy competes with that.
And it does not stay under the house. Stack effect pulls air from the crawl space up through the floor into the living space, which is how a crawl space problem becomes a whole-house musty smell and a whole-house humidity reading.
Where the moisture comes from
- Bare earth transmitting soil moisture continuously — usually the dominant source
- Vents admitting warm humid air that condenses on cool framing
- Poor grading and downspouts discharging beside the foundation
- Plumbing leaks and condensing HVAC ductwork running through the space
- Groundwater standing in low spots after rain
The plan for this room
Ranked by what it costs you. Work down the list — most rooms are fixed before the paid options.
Go and look. Photograph the joists, the subfloor underside, the ductwork and the ground. Standing water, white efflorescence and dark staining all tell you something.
Clear the gutters and extend downspouts 4–6 feet away. Regrade so the ground slopes away from the foundation.
Put a hygrometer down there and leave it for a week, reading it in humid weather.
Insulate any sweating ductwork or cold-water pipes running through the space.
Seal the vents and encapsulate: a 6–20 mil vapor barrier over the entire ground, lapped and sealed at seams and run up the walls.
Add a desiccant dehumidifier if the space stays below 65 °F — a compressor unit will ice up down there.
If water pools after rain, you need drainage — a perimeter drain and sump — before any of the above will hold.

Adding more vents
In a humid climate this delivers more moisture, not less. The old code advice has not aged well.

A plastic sheet laid loose over the dirt
Unsealed and unlapped, it slows the vapor slightly and hides what is happening underneath. Seal the seams and run it up the walls.

A compressor dehumidifier in a cold crawl space
Below 65 °F it ices and defrosts rather than drying. Desiccant is the correct type here.

Treating the smell upstairs
Stack effect means crawl space air ends up in your living space. Fixing the room above does nothing about the source below it.
Through the year
Spring
Check for standing water after heavy rain and snowmelt. This is when drainage failures show themselves.
Summer
Peak condensation risk. Vents should be sealed by now if you are encapsulating.
Fall
Clear gutters and check the downspout extensions before winter.
Winter
Watch for frozen or burst pipes, and check that insulation has not fallen away from the subfloor.
