Removing mold: what actually kills it, and the bleach mistake

The short version. The EPA sets the 10 square foot line as the point where do-it-yourself cleanup stops being sensible, largely because of how much spore material gets disturbed.
Mold cleanup is straightforward and mostly mechanical: you are physically removing growth from a surface. The mistakes people make are choosing the wrong agent for the material and, far more often, cleaning without fixing the water.
A cleaned patch that returns is not a cleaning failure. It is a moisture problem announcing itself again.

Porous versus non-porous decides everything
On non-porous surfaces — tile, glass, sealed metal, glossy paint, plastic — mold sits on top. Detergent and water plus physical scrubbing removes it completely. Bleach works here too, though it adds little over soap.
On porous surfaces — drywall, bare wood, insulation, ceiling tile, fabric, carpet — the growth has roots (hyphae) below the surface. This is where bleach fails: it is mostly water, the water soaks in and feeds what is left, and the chlorine stays on the surface. You get a bleached-looking patch and living mold underneath.
For porous materials the honest answer is often removal. Mold-affected drywall, insulation and carpet are usually cut out and replaced rather than cleaned. Wood framing can be cleaned and dried if the structure is sound.
Hydrogen peroxide at 3% penetrates better than bleach and is a reasonable choice on wood and grout. White vinegar at around 5% acetic acid kills many species and penetrates porous surfaces, which is why it outperforms bleach on drywall despite being the weaker disinfectant on paper.

The limits matter more than the benefits — this is where most money gets wasted.

Bleach does not work on drywall or wood
The chlorine stays on the surface while the water content soaks into the material and feeds the roots. This is the single most common mold-cleaning mistake.

Cleaning without fixing moisture is temporary
Growth returns to the same spot within weeks to months. If you only do one thing, make it the moisture.

Antimicrobial fogging is mostly theater
Fogging a room does not remove the physical growth, and dead mold still causes allergic reactions. Removal beats sterilization.

Mold-resistant paint does not fix anything
It slows regrowth on a surface that is still getting wet. Useful as the last coat after the repair, useless as the repair.

N95 respirator, gloves, eye protection. Cleaning disturbs far more spores into the air than leaving it alone does.

Contain and ventilate to the outside
Close doors to the rest of the house, open a window in the room, and put a fan blowing out of that window — not one that pushes spores through the house.

Non-porous gets cleaned. Porous — drywall, insulation, carpet, ceiling tile — usually gets cut out and replaced.

Clean with detergent and water first
Physical removal does most of the work. Scrub, do not just wipe, and use disposable cloths.

Treat with the right agent for the surface
3% hydrogen peroxide or undiluted white vinegar on wood and grout; leave it an hour, then scrub and wipe. Bleach only on hard non-porous surfaces, and only if you want it.

Dry the area fast and completely
Fans and a dehumidifier, aiming for dry within 24–48 hours. Anything still damp after that will regrow.

Common mistakes
Reaching for bleach on drywall
Wrong tool for a porous surface. Vinegar or peroxide penetrates; bleach does not.
Mixing bleach and vinegar or ammonia
Produces chlorine gas. Never combine cleaning agents.
Dry-brushing mold
It aerosolizes spores through the whole house. Wet-clean it.
Painting over it
The growth continues under the paint, and you lose the visual indicator that tells you whether the repair worked.
