Attic humidity: where hidden moisture problems end up

A healthy vented attic is close to outdoor conditions
A properly vented attic should be close to outdoor conditions — cold in winter, warm in summer, and dry in the sense that nothing condenses. When you find frost on the underside of the sheathing in January, or dark staining on the rafters, the moisture came from inside the house.
That makes an attic inspection one of the most informative half-hours available. It shows you where your house is leaking air and moisture, and it shows problems long before they appear downstairs.
How moisture gets into an attic
The most common cause is a bathroom or dryer vent terminating in the attic instead of outside. It is startlingly common, it is easy to check, and it delivers concentrated warm moist air directly into the coldest part of the building.
The second is air leakage. Warm moist household air rises and escapes through gaps around recessed lights, plumbing stacks, the attic hatch and top plates. In winter that air hits sheathing well below freezing and condenses or frosts on it.
The third is inadequate ventilation — blocked soffit vents, often blocked by insulation pushed into the eaves — so whatever moisture does arrive has no way to leave.
Where the moisture comes from
- A bathroom fan or dryer venting into the attic rather than outdoors
- Air leaks around recessed lights, plumbing penetrations and the attic hatch
- Soffit vents blocked by insulation, so there is no intake air
- A roof leak, flashing failure or ice dam
- An unsealed attic hatch acting as a chimney for household air

Go up on a cold morning and look at the underside of the sheathing. Frost, dark staining or damp nail points tell you moisture is arriving.
Trace every duct you find. Any that ends in the attic instead of at an exterior vent is the first thing to fix.
Check the soffits from inside. If insulation is packed into the eaves, the intake ventilation is blocked.
Seal the attic hatch with weatherstripping and insulate its back face.
Air-seal around plumbing stacks, wiring penetrations and light fixtures with appropriate sealant.
Re-route any misdirected fan ducting to an exterior wall or roof vent, insulating the duct so it does not condense inside itself.
Fit baffles at the eaves so insulation cannot block the soffit vents, and check ridge ventilation is clear.
If the roof is being redone, consider whether an unvented, insulated roof assembly is more appropriate for the climate — this needs proper specification.

A dehumidifier in the attic
It is a ventilated space open to outdoor air. You would be dehumidifying the outdoors, and it will not stop the source.

Adding a powered attic fan without fixing air sealing
It can pull conditioned, moist air out of the house through ceiling leaks — making the moisture supply worse rather than better.

Insulating over the problem
More insulation on the attic floor makes the sheathing colder, which increases condensation if the air leaks are still there. Air-seal first, then insulate.

Ignoring it because it is only frost
It melts. Frost in January is water in the insulation and on the ceiling drywall in February.

Common questions
Why is there frost in my attic?
Warm moist air from the house is reaching the cold underside of the roof sheathing and freezing on it. The usual causes are a fan venting into the attic and air leaks around ceiling penetrations.
Can a bathroom fan vent into the attic?
No. It has to terminate outside. Venting into an attic delivers concentrated moisture into the coldest part of the building and is a common cause of attic mold and rotted sheathing.
Should I put a dehumidifier in my attic?
No. A vented attic is open to outdoor air, so a dehumidifier cannot win. Fix the moisture source in the house below and the ventilation path.
Does more attic insulation cause condensation?
It can, if air leaks are not sealed first. More insulation makes the sheathing colder, so any moist air still reaching it condenses more readily. Air-seal, then insulate.
